About This Tool
Why use Mortgage Calculator?
Most US buyers compare 30-year and 15-year fixed-rate mortgages, and lenders describe the monthly housing cost as PITI: principal, interest, property taxes and homeowners insurance. This calculator estimates all four, so the number is close to what a lender will show on a Loan Estimate.
Property tax rates differ sharply between states and even counties, so use the rate from your county assessor rather than a national average. On a conventional loan, a down payment under 20% usually adds private mortgage insurance (PMI), which is not included here and can add a meaningful amount each month until you reach roughly 20% equity.
Key Benefits
Full PITI estimate
See principal and interest separately from monthly property tax and insurance, the same way US lenders present the payment.
15 vs 30-year comparison
Change the term to see how a shorter loan raises the monthly payment but cuts total interest dramatically.
Down payment planning
Test 3%, 10% and 20% down to see the loan amount change and judge when PMI would stop applying.

Best use cases

Compare a 15-year and a 30-year term to see how much total interest the shorter loan saves.
Test how a larger down payment changes the loan amount and the monthly payment.
Sanity-check a lender's quoted payment before you sign the loan estimate.
Mortgage Calculator FAQs
How much down payment do I need to avoid PMI in the US?
On most conventional loans, PMI applies when you put down less than 20% of the purchase price. Under the Homeowners Protection Act you can ask to cancel it once your balance reaches 80% of the original home value, and it must end automatically at 78%. FHA loans use their own mortgage insurance premium with different rules.
What is the difference between the interest rate and the APR?
The interest rate sets your monthly principal and interest payment. The APR also spreads lender fees and points across the loan, so it is usually a little higher and is the better number for comparing offers from different lenders.
Should I choose a 15-year or 30-year mortgage?
A 15-year loan usually has a lower rate and far less total interest, but a much higher monthly payment. A 30-year loan keeps the payment affordable and gives flexibility; you can still pay extra toward principal when cash flow allows.
Does this payment include HOA dues or PMI?
No. The estimate covers principal, interest, property tax and homeowners insurance. Add HOA dues and any PMI separately when you build your monthly budget.
Which currency does this mortgage calculator use?
Amounts are shown in US Dollars (USD). The formulas are the same everywhere, so you can switch to another country version if you need a different currency.
